Buying Property in Athens

Hello everyone,
im looking into buying an apartment in athens. Im traveling alot so my plan is to maybe airbnb its for a bit when im gone. As far as i can see the process of buying an apartment is pretty straightforward. Do you guys have some tips and traps best to be avoided? Any recommendations for an lawyer and real estate agent? I dont speak any greek so im a bit scared that it might be to difficult not to get ripped of.

I would say that buying a property in Greece is far from straight forward and one needs nerves of steel here.Of course your symvoliographo which is like a solicitor will make up all your paper work and request paper work from your seller but a lawyer will be needed to OK the legality of ownership and be there on completion.Property agents must be watched very carefully for doing dodgy things behind.Lawyers are super expensive for every minute of their time spent on your behalf.You will need a tax number and if you wish to place your property on any rental platforms you must first register with the tax office your property and take a special coded number which the rental platform will place next to your add on line.The tax office will want exact dates and monies earned from your property,only 90 days are allowed per year on each property,60 days per property on islands,only 2 propertys per person are allowed.Its not a good idea to go with a symvoliographo that your property agent suggests,dirty deeds are done not cheap very often here, between legal gangs in nice smart ties.Nothing is straight forward here except buying a few onions,certainly not property.

Go on line and tap in the area you are interested in of Athens and you will see everything that all the agents have,they show you inside,price etc..write down the agents and their office address and then arrange a fun day looking at properties.Be careful of the monthly charges,someone I know pays 150 per month away from when they want to paint hallways and outside which may include scaffolding.

thank u so much concertina! u seem to have alot of experience in the real estate business here. Im calculation the additional costs ( lawyer, notary, real estate agent, engineer,etc.) to around 10%. Is that a realistic number? do u have recommendations regarding lawyer, solicitors and real estate agents?

Hello,may I ask which suburbs you might be looking at for buying?I have been looking for a friend at property,its sure gone up in price,some suburbs are real pricey like Keramikos because thats real trendy,arty etc,you will pay 3% transfer tax,transferring the name into your name,obviously the higher the price the more tax you pay.Property agent is usually 2 %,depends how greedy they are,sometimes 3 %,I will ask my husband who is Greek on the other charges,the lawyer will be a blood sucker but they can often save one from the pit of hell by telling you that the property you want has illegal things,this is not the owner,owners actually dead,a family impersonator etc..Your symvolio will check if they have a loan on the property,if they are up to date with property tax and another tax called TAP,its about only ten euro per year,they add it to your electricity bill every two months,you must check that they are taking it from you after you buy,otherwise you will get a bill in 20 years time and you will be screamed at and some of those cold fish women in the council can bite real hard,never answer back just stand and look stooopid,even my greek husband dont never answer back,you will get the hang of it in time haaa.have you thought of buying out of the center,I guess not so good if you want to rental platform but certainly cheaper if its just for you.I wouldnt go for a lawyer that deals with non greeks as a speciality coz they bump the price up.Go for a lawyer near where you intend to buy and symvolios are everywhere,make sure the old owner has paid all outstanding electricity and water or you buy their debt as well.My husband sold a flat so we know these things,we also built a house fairly recently where we had to use lawyers for name changes on land and of course had to get a license to build ,so we went straight to the hell several times.I warn you of big blocks of flats,the charges,go for a low block,not more than 4 floors,lifts are a money suckers,try for 2 floors.So just ask if you need help,advice etc..Most lawyers speak English.

You need to look for a Symvoliographo near to where you intend to buy,they will give you some names and numbers of lawyers near them,lawyers dot like to travel far when the completion day arrives.Walk around and look up at the signs and see the word symvoliographo in Greek,its quite easy.You also need a translator on completion by the law if you dont understand Greek.
