Owning rental property to satisfy physical address proof

I am a retired US citizen currently living in Texas, and plan to move to the Philippines in 2026.Ā  One of the ā€œgotchasā€ that I keep hearing about is how to keep a physical address in the US in order to keep the financial institutions happy.Ā  One such solution is to use the physical address of a family or friend.Ā  Unfortunately, I don’t have family or any friends in the US that I would entrust enough to go that route, so I’ve kept thinking of another option.Ā  In this search, I recently came across a YouTube video where the presenter was talking about various ways to do this.Ā  In it, he mentioned the same avenues that others did, but he also added something I had not heard about before.Ā  He said the regulations in the US about having a physical address can be achieved by also owning rental property.Ā  He went on to say that as long as you are the owner of the rental property and have already established residency in the state the property is in, then you satisfy the requirements of the Patriot Act.Ā  He said you can then use a virtual mailbox service, like iPostal1, etc, as your mailing address.Ā  He went on to say that all you would need to do is change the physical/legal address at all your financial institutions, the state (for DL/Passport purposes), etc, to the rental property you own, but use the virtual address as the mailing address.Ā  Just curious if anyone here currently does this approach as I currently own a rental property here in Texas, and that would be great if it works.
