We finalized our purchase in Casa Linda!

We are so excited! Just finalized our purchase and nailed down our floorplan! We are thinking about using Angela to help with furnishing of the home right down to the last detail. However, we are also thinking of just doing it on our own. It will be a rental property, but we are planning to spend some time down there too! Monique and Mike have been amazing throughout the entire purchase process! Any feedback or suggestions on furnishings etc…would be greatly appreciated. I have read through the forum, lots of great information!

When it comes time for furnishing etc we can make many recommendations.

Congratulation on the purchase! Same here, we are from Ontario and intend to AirBNB it for some time before we move there. Do let us know who you end up going with for designers and furnishings... Apparently looking at $40K is what I have been told. This includes appliances as well. Curious what is the expected delivery date (closing) post finalizing the design plans...?

i just finished an appt in Santiago ( ior almost finished 85% ) at Jardines Del Sur ... What i will mention what ever time your thinking about to set up double it ..... im originally from NYC Manhattan . and for the last 27 years in Rochester NY . i purchased a condo for my retirement in DR Santiago ....Island time is real ... they take thier party time very serious ...and when they tell tell you they will get back to you tommorrow . it never happened ...ive ran accross so many opsticals just getting quotes . I was told more times .. this is island living , laided back . Which i get after im done , i can siesta with the masses . but i had three months . it was not enough ....

Thx! I’m actually a Buyer for a furnisher company in Canada, so very familiar with working with designers and products, however, DR is all new to us.

We were told it should be ready for end of this year or early next year. Of course, we are expecting delays though.

Hi Congratulations. We purchased a condo in La Playa Nueva La Romana and furnished it with Ikea furniture from Santa Domingo. Delivery and setup was quite reasonable.

@plannerHi I'm a mere month away from moving into my Sunbreeze model and needing appliances and some furnishings. One supplier advised they are months away from receiving the seagrass needed to complete the items i wanted to order! Any tips on where to buy everything I need would be appreciated.

I don't have a car so will use a taxi to move about

Congrats from a fellow Canadian here. I am also interested in buying a villa for rental for next 20 years with hopes to have paid myself back my principle investment over next 20 years by renting out. I stayed at casa Linda and loved the villa and general feel for place. I had a car so was easy to get around but location wise it's not walking distance to anything. It's why I wasn't sure about buying it for rental purposes. Can you tell me what made you take the leap. Do you have experience with rentals in Canada? Or anywhere else? Would you share any information you might have gathered as far as projected rental revenue, expenses occupancy rate ECT.... I'm looking for a 2 bedroom villa ( as you have a 3 to 5 don't worry I won't be your competition so please do share with me lol)

@NMooseHi NMoose, We are also from Ontario and looking to buy something that we can live part of the time and airbnb sometimes. Are you familiar with the taxes for non resident foreigners? I have been reading in some places that it's 27%. Does anyone have experience with airbnb or know how much it would be taxed there? Thank you :)

@planner Hi There, our villa is coming along nicely, and the construction started about 6 weeks ago and the cinder block is already done. Mike has been sending us weekly videos and everything is looking amazing. we are now starting to think about furniture right down to every last detail and trying to decide if we should do this on our own or hire a designer down there. Any feedback would be greatly appreciated. We are aware that there are designers that work with Casa Linda, turn-key, but thinking is it worth the expense or better to do it ourselves?!

@thezuber did you end up hiring a designer to get everything purchased / furnished? Or did you do it yourself? We are starting to think about that as ours is in the process of construction.

@dawnbradbuk hi there, we are looking at IKEA and wondering if it would be easier to have a designer down there purchase everything from ikea for us and just set it all up. Or did you fly down and set it up yourself? Were you able to coordinate delivery of everything at once? Thx!!

@taralindsay5 I shipped some items from Canada but purchased the bulk here. I chose to do this myself as I am a designer by trade. I purchased in Santa Domingo, Santiago and Puerto Plata as well as local stores. I love the process and tend to be pretty picky so this worked for me. It was costly to hire a driver to help get me around but worth the cost and I enjoyed visiting each of the cities.

@taralindsay5 Hello, I also am in Phase 11 and am working with Linda and Chantal from @homecoastsolutions Their prices seem very reasonable, have great taste and work very closely with you to accommodate your personal tastes So far, the process has been very smooth and I would definitely recommend them.

@sunseekersharon Do you have contact information for them. I am in Punta Cana also looking for a designer. I realize Puerto Plata is far from Punta Cana but I was hoping they would have a few references.

@taralindsay5 I’m getting closer to acquiring a lot in Casa Linda. Any tips? I heard that Angela (the designer) left the DR. How was your overall experience with the building process?

@sunseekersharon How many bedrooms is your sunseeker? what is the ball park of the design cost? Does the price include everything to make the villa a ”turn key” Villa? Is there anything else you would like to share?

Did your attorney charge you the 1% of the villa’s purchase price?

Any ideas about why many real estate attorneys in DR charge 1%? That seems to be significantly a high rate for example for a villa that costs over 370K

The OP is talking about the Casa Linda development in Sosua. There is a villa called "Casa Linda" in Los Nomados, which is probably what you saw that was just a short walk down the beach!

@FatCarib in my experience. The going rate is 1 to 2% depending on the value of the property and the particular law firm if you get the wrong firm less than 1% will not be a deal. If you get the right firm, it’s money well spent in my opinion.
