Regarding securing a lease deed for D7 application where we do not need to pay rent till we actually start living or land in Lisbon .As till the Indian consulate approves the D7 paying rent without living seems little not so convincing .So need guidance on this

and what best can be done as just in case Visa is not granted or granted after 3-5 months before we actually land there and actually start using the apartment to live

so please assist on this

Nobody in Portugal rents houses without paying rent. There's a shortage of rentals, lots of people looking for homes and landlords aren't willing to freeze a house for you and waiting for your visa to be approved.

And a visa for India can take much longer than 3-5 months. There are reports here of people waiting more than 12-15 months without an answer.

but still considering 9 months -12 months waiting period in India it seems we need to pay rent without using the property and without the guarantee of D7 approval after 12 months of paying rent also

so the entire grey area remains .Technically rent shall start only after D7 approval is granted in respective countries and before landing in Portugal for biometrics or before appearing for SEF/AIIMA appointment

@prateek4u2000 yes you're right that is a very different situation given the lead times. With our tenants, signing a few months ahead it's more or less worked out, they have been able to use the property from the beginning coming and going to explore Portugal, and then finally arrive with the visa in hand months later. But 9-12 months is a long time with no guarantee as you say. A very difficult situation sadly.

Perhaps finding a room to rent might be the best option? Our immigration lawyer confirmed to us that a room properly registered, 12 month contract, taxes paid, etc. can be used for the D7 (we were asking for a friend at the time, last year).
