Pitfalls of selling my property

I have had an offer to buy my house but some doubts have occurred. The buyers do not have the complete funds to buy outright, so I said I could wait for a period of time (1to2yrs) with a down payment deposit of 10%, which I thought was very generous. They now want to rent to buy giving an initial deposit of one third of the price and then various payments thereafter for a year. They want immediate occupancy with legal assurancies from abogados and Notary. I am told this is now a common way to sell.

They previously offered an initial payment and then further payments , relying on mortgages which I rejected after being told that it is almost impossible to get mortgage approvals in Spain. 

I am unhappy at taking this risk as anything can go wrong, and I am being told that it is not a good way forward. Anyone have any advice please?

I would seek legal advice on this. I would be very wary personally. If they can't get a mortgage, then that sends alarm bells to me.
